St Marys Shipyard at Cumberland Inlet Advocating for thoughtful redevelopment of the historic Gilman paper mill site. The property remains under Camden County JDA ownership. We developed the St.

We believe economic opportunity, conservation, and community values can go hand in hand. Augustine Shipyard off the San Sebastian River β€” one of Florida’s most trusted dry boat storage facilities. Now, we’re exploring a new opportunity in historic St. Marys, Georgia β€” just minutes from the Intracoastal Waterway. We’d like to develop a hurricane-rated dry boat storage facility at the Cumberland Island Marina to house and protect approximately 600 vessels. Located near one of the most historic and ecologically significant areas on the Georgia coast, this facility would enhance both safety and access for boaters navigating the Southeast waterway system. This marina will feature: Dry Storage, Fueling, Bait, Ice, Boater Essentials, Boat Lifts, Dining, Clean and comfortable facilities, and On-site detailing and repairs

First, a quick GoGo Contest update: All of our winners have now received their gift cards! Thank you again to everyone who participated, shared feedback, and showed support for the future of St. Marys’ waterfront.

We also have an important development update. The Camden County Joint Development Authority has selected CBRE to market approximately 700 acres of the former Gilman Paper mill site and lead the search for a new master developer. https://thecurrentga.org/2026/07/23/real-estate-firm-to-take-over-hunt-for-gilman-paper-developer/

CBRE is expected to spend the next 12–18 months identifying a qualified development team with experience in master-planned communities, marina operations, hospitality, and large-scale waterfront redevelopment.

Camden still wants a mixed-use development and marina in St. Marys but named a real estate company to take on the search.

πŸ“ PROJECT UPDATE: HISTORIC PAPER MILL SITE

Many of you have asked where things currently stand regarding the former Gilman Paper Mill property, so we wanted to provide a brief update.

The site is now under the ownership and oversight of the Camden County Joint Development Authority (JDA). Following the bankruptcy and transfer process, the JDA issued a public Request for Proposals (RFP) seeking either a master developer or a national commercial real estate broker to help guide the future of the property.

Greenwood Property participated in that process and submitted a redevelopment proposal. The JDA ultimately chose not to move forward with our proposal and is currently in the process of selecting a broker to market and assist with the future development of the site. We are awaiting the public announcement of that selection.

According to the JDA, the vision for the approximately 730-acre waterfront property includes a phased mixed-use destination with residential, commercial, recreational, restaurant, and marina components. The property is already zoned for mixed-use development, includes a permitted marina site, and has been the subject of significant planning and environmental work.

For official updates, project documents, and future announcements, we encourage everyone to visit:

Many of our followers have asked about Greenwood Property https://greenwoodpropertyllc.com/ and our experience with similar projects. If you'd like to learn more about our team and past work, we invite you to visit Greenwood Property, The Paddocks Jacksonville https://thepaddocks.us/, and St. Augustine Shipyard https://staugustineshipyard.com/ online. These projects reflect our interest in creating places that combine recreation, commerce, community, and long-term economic value.

We also encourage residents to stay engaged locally. Whether your interests are economic development, waterfront access, the downtown area, the homeless population near the docks, data center proposals, library improvements, local parks, Fourth of July celebrations, or other community issues, your voice matters.

One thing we've learned over the past year is that strong communities are built by people who show up, ask questions, attend meetings, and participate in the conversation.

Thank you to everyone who has followed this page, shared ideas, and contributed to the discussion about the future of St. Marys. Regardless of who ultimately develops the property, we remain hopeful that the site can once again become an economic asset for the community while preserving the character and natural beauty that make St. Marys unique.

While the contest has officially ended, we hope the conversation continues. Please keep sharing your photos, stories, and experiences on our page. As a development company, we believe the best projects begin by listening and learning from the people who know a place best. The images shared throughout this contest highlighted not only the beauty of St. Marys, but also the values that make it special.

We believe conservation and development can coexist when approached thoughtfully and intentionally. The future of St. Marys should reflect the character, history, natural resources, and community spirit that so many of you captured through your photographs.

St. Marys isn’t just a waterfront.
It’s where life unfolds.

A final adventure with a best friend.
A father’s last dance before deployment.
A mother catching her breath.
A daily walk through the marsh.

Boating, dining, and shopping are fun.
But the real value of a place is what it holds for the people who live there.

Thank you to everyone who shared their stories.
They remind us what truly makes a community.
