Your building can stop your move at the front door ๐ข
Your mover can be ready, your boxes can be packed, and your building can still turn the truck away at the curb. ๐ก
If you're moving into or out of an apartment, a condo, or anything with an HOA, the building has its own rules, and they have nothing to do with your mover.
Handle these before you book a date: ๐
The certificate of insurance. This is the one that stops moves cold. Most managed buildings require a COI from your mover, listing specific coverage amounts, naming the building as additional insured.
Get the requirements in writing from the property manager and send them to your mover, two weeks out, not two days. A crew standing in the lobby without one is not getting past the desk.
The elevator has a calendar. Buildings book the freight elevator in blocks, and popular Saturdays go early. You need it reserved at both ends if both ends are buildings. That's two managers, two calendars, one day.
The move-in window may pick your date for you. Plenty of buildings allow moves weekdays only, 9 to 5, no weekends, no holidays. Ask before you choose a moving day, not after.
Ask what the fees are and whether the deposit comes back. Move-in fees and damage deposits are normal. Being surprised by them isn't.
Where does a 26-foot truck actually park?
Low garage clearance, a tight turn, a fire lane, permit-only street parking.
When a full-size truck can't reach the building, the move goes to a shuttle, a smaller vehicle running back and forth, and that's a real line item on a real invoice. Long carries, stair flights, and elevator carries are billable too.
Say all of it at the walkthrough. Every one of these is cheap to plan for and expensive to discover.
None of this is anybody being difficult. It's just a second set of rules stacked on top of your move, and the people who have a smooth day are the ones who found out about them in advance.
