Just handed over the keys to my client today. He and his daughter finally have a place of their own and a fresh start 🏡

We were able to negotiate roughly $20,000 in credits, including an interest rate buydown to help lower his monthly payment. Creative negotiations matter a lot right now. There are actually quite a few opportunities for buyers willing to look beyond the headlines - price reductions, seller credits, buydowns, overlooked properties, etc.

That said, buying doesn’t always make sense for everyone or every situation, and I think that’s important to acknowledge too. But for some people, this market can still create a really meaningful opportunity to build equity, stability, and future possibilities they may not have realized were still achievable ✨

A lot of people assume higher rates automatically mean buying is off the table, but sometimes the strategy matters more than the headline rate itself.

About a year and a half ago, I met the seller of this home at an open house. He’s a university professor with a very busy schedule and three very important housemates - his frenchies. We ended up chatting for a while and just hit it off.

At the time, he wasn’t quite ready to make a move. But we stayed in touch.

Over the past year and a half, we talked through timing, the market, and what his next chapter might look like. Somewhere in between those conversations we also covered a few very important San Diego topics… like which neighborhood farmers market is actually the best, where the dogs would get the most interesting walks, and whether finding parking in North Park after 7pm should count as an extreme sport.

When the time finally felt right, we put together a plan for the home - and it paid off. Multiple offers came in and the home sold above list price.

What makes this one special to me is what comes next. He and his pups are headed to a more walkable, lively neighborhood that fits their lifestyle perfectly. And soon, a family of five will be moving into this home and starting their own memories here.

That’s always my favorite part of this work - watching one chapter close and another begin.
