I always have my sellers do these five things before listing their home:

📦 1. Declutter and Depersonalize

Pack away at least half of your belongings, including personal photos and excess furniture. The goal is to make every room feel larger and help buyers picture themselves living there.

✨ 2. Deep Clean Everything

A spotless home tells buyers it has been well cared for.

• Clean every room from top to bottom
• Wash the windows to maximize natural light
• Scrub grout and polish fixtures
• Make kitchens and bathrooms sparkle
• Remove pet items and eliminate odors

🌿 3. Boost Curb Appeal

Buyers begin forming an opinion before they walk through the door.

• Mow the lawn and trim shrubs
• Sweep the driveway and walkway
• Refresh the front door with paint
• Add fresh mulch and colorful plants

🔨 4. Complete Minor Repairs

Small problems can make buyers wonder whether larger issues are hiding.

• Patch holes and touch up paint
• Replace burned-out light bulbs
• Repair dripping faucets and squeaky doors
• Tighten loose handles, k***s, and hardware

Rent has gone up decade after decade—and that’s one of the biggest reasons real estate continues to be such a powerful long-term wealth-building tool. 🏡📈

Deadlines in a real estate contract are not suggestions. They’re legal obligations.

Every date on that contract exists for a reason, and missing even one can cost you money, delay your closing, or even put your entire deal at risk.

Here are a few of the biggest deadlines buyers and sellers need to take seriously:

📅 Inspection contingency
This is your window to inspect the property and negotiate repairs or credits. Miss it, and you may lose your right to ask for changes.

💰 Earnest money deposit
Your deposit usually has to be delivered within a specific timeframe. Missing that deadline could put you in default of the contract.

🏦 Loan contingency
Your financing has to be approved by a certain date. If you don’t meet the deadline, you could lose important protections if financing falls through.

📄 Appraisal deadline
Lenders require an appraisal before funding a loan. Delays can push back closing or require contract extensions.

🏡 Title review
This gives buyers time to review ownership records and resolve any title issues before closing.

✍️ Disclosure deadlines
Both buyers and sellers have deadlines for reviewing and signing disclosures. Delays can affect contingency periods and closing timelines.

🔑 Closing date
This isn’t just a day to pick up the keys. Movers, lenders, title companies, utility transfers, and possession are all coordinated around this date.

⚠️ Missing a deadline can lead to:
• Delayed closing
• Additional costs
• Loss of contingency protections
• Breach of contract
• In some cases, cancellation of the transaction

That’s why having an experienced real estate agent matters. A good agent isn’t just showing homes or putting up signs—they’re managing dozens of deadlines behind the scenes to help keep your transaction on track.
