When it comes to an oil tank sweep, finding a tank is only part of the job. In just the last 2 weeks, our team has discovered 4 underground oil tanks, 3 of which were undisclosed.

During an interior visual inspection, experienced professionals should know to look beyond the obvious, including identifying signs of fuel distribution lines, abandoned piping and other components associated with a former or existing heating oil system.

These details can be easy to overlook if you don’t have the experience to know what you’re looking for.

That’s why choosing a qualified, experienced oil tank sweep company matters.

At Tri-County Oil Tank Sweep LLC, we don’t simply show up with equipment and perform a sweep. We use our experience in the field to evaluate the property as a whole, recognize potential indicators and document our findings professionally.

A thorough inspection means understanding what you’re seeing, what you’re looking for and what could potentially be missed.

When you’re making one of the biggest purchases of your life, experience matters.

Hire professionals who know what to look for.

For years, I’ve watched a growing trend that is hurting homebuyers, delaying transactions and creating unnecessary expenses.

Many real estate agents and attorneys continue to recommend general home inspectors to perform oil tank sweeps, even though most have never received specialized training in underground storage tank detection.

An oil tank sweep is not just another item on an inspection checklist. It requires specialized equipment, experience interpreting subsurface anomalies and an understanding of fuel systems, abandoned tanks, probing and property history. When performed incorrectly, it can lead to false positives, missed tanks, unnecessary exploratory digs, delayed closings and thousands of dollars in avoidable costs.

This isn’t about criticizing home inspectors. It’s about recognizing that every profession has its specialty.

You wouldn’t hire an electrician to inspect a septic system. You wouldn’t ask a plumber to perform a structural engineering report. The same principle applies here.

Real estate professionals and attorneys have a responsibility to recommend qualified specialists for specialized services. Doing so protects your clients, reduces liability, minimizes delays and helps transactions move forward with confidence.

Consumers deserve more than a quick add on service. They deserve experienced professionals who specialize in oil tank sweeps.

Let’s raise the standard here in New Jersey and put qualified professionals in the roles they’re trained to perform.

Performing an oil tank sweep is all about accuracy and heavy snowfall makes that a real challenge. When 12 to 18 inches of snow cover the ground, it can significantly impede our ability to scan properly and confidently identify what’s below the surface. Snow depth, ice and frozen ground can interfere with readings and limit access to key areas of a property.

That said, our job doesn’t stop at the scan alone. With nearly 10 years of experience, we’re proud to bring a broader level of knowledge to every inspection. We take the time to evaluate every aspect of the home and surrounding property, from historical indicators and structural clues to site conditions and layout, so clients have the most complete picture possible.

When conditions aren’t ideal, experience matters. We’re always happy to apply what we’ve learned over the years to help homeowners make informed, confident decisions, even when Mother Nature doesn’t cooperate ❄️🏠

🚨 DOUBLE DISCOVERY DAY 🚨

Today we uncovered not one, but TWO underground oil tanks in separate locations across New Jersey.

• Lyndhurst, NJ — Following up on a previously marked anomaly identified during a routine sweep last week, we were hired to perform an exploratory dig. Battling the elements this morning, our team successfully uncovered a buried underground oil tank located approximately 20 feet off the home in a house that showed no signs of oil. This is precisely why you do the sweep. You just never know.

• Montague, NJ — A 1,000 gallon underground oil tank was discovered directly against the home on a hillside, a high risk location that could have easily been missed without the right expertise and equipment.

These findings are exactly why oil tank sweeps should never be rushed or generalized. This is not a side service for us, it’s all we do. Precision, experience, and follow through matter when the stakes are high.

For your next oil tank sweep, hire the professionals who specialize exclusively in oil tank sweep services. The difference is in the results.

📣 REALTORS!! Stop recommending Home Inspectors that also perform Oil Tank Sweeps. You are doing your client a disservice.

It’s time to set the record straight, home inspectors should not be performing oil tank sweeps.

An oil tank sweep is not a home inspection. It’s an environmental investigation that requires specialized training, calibrated equipment, and a deep understanding of subsurface anomalies, utilities, and environmental risk assessment.

Most home inspectors simply do not have the environmental experience to interpret scan results.

When a home inspector performs a tank sweep, it’s often incomplete and unreliable, leaving buyers exposed to tens of thousands of dollars in potential cleanup costs if a buried tank is missed.

Don’t take that risk.

Always hire an environmental professional or a dedicated tank sweep company that specializes in subsurface detection and environmental due diligence.

Protect your clients. Protect your reputation.
Stop hiring home inspectors for oil tank sweeps.

The oil tank sweep industry has changed dramatically since we opened our doors in 2017, but unfortunately, not for the better. Too often now we see home inspectors and unqualified companies leaving behind bogus mark outs simply because they don’t know what they’re doing. This not only confuses homeowners but also hurts the transaction, and ultimately, the entire market.

Here’s yet another example, this one in Sparta NJ, where an unqualified company marked a spot underneath the backyard deck. This home has fuel distribution lines that point toward the front of the home, sellers had all the paperwork to prove the tank was removed in 2008. Despite this, this inspector marked an area in the backyard, convinced it was a tank, forcing the sellers to perform an exploratory dig. During this time, buyers walked, in fear of a potential tank according to this company’s report.

We were called thereafter by the sellers to investigate, and within 2 minutes, 2 minutes, of assessment, technician felt the metal furniture on top of the deck was causing metal reflection underneath the deck creating a false alarm on the machine. Technician and sellers removed all the furniture on top of the deck, and sure enough, nothing. No sound. No issue. The difference? Experience.

When you hire a qualified contractor like us, you can trust that the job is done right the first time. Thorough, accurate, and professional. Don’t leave something this important in the wrong hands.

⛽️ These little guys are often hidden, and it’s our job to find them!

🏠 The interior visual inspection is a critical part to the Oil Tank Sweep. This allows the technician to better understand the current set up and what may have previously been in service. With 7+ years experience, our technicians have seen just about everything, we know where to look for these distribution lines and any associating patchwork. Not even the home inspector caught these!

🟤 Underground Heating Storage Tank:

When our clients called us, they were under the impression this home had always been gas. However, after answering some questions and articulating things we’ve personally experienced, they decided to have an Oil Tank Sweep.

When our technician arrived, he was immediately greeted by the seller and sellers agent who went on to say that to their knowledge, this home had never had oil.

While walking the exterior, technician hit a massive anomaly in the driveway and recommended further investigation.

Sellers party was unhappy with this evaluation and believed we were wasting time on an area of concern that, in their eyes, could not be oil despite showing them the anomaly and subsequent markout.

After several calls back and forth, we recommended to our clients to perform an exploratory dig, and should the dig produce an Oil Tank, the permits were pulled and crew in place to remove it on site should one have been found.

Lo and behold, a 1000G Underground Oil Tank was discovered. Our team went right to work and the tank was removed. Needless to say, the sellers party was shocked.

The phone call from our clients thereafter is one we will not soon forget. Thanking us for steering them in the right direction after multiple phone calls and saving them from a major potential liability.

Now, more than ever, it’s important to hire qualified professionals with years of experience who have trained eyes in what to look for.

🧹 Oil Tank Sweep: New City NY

Technician was dispatched to perform an Oil Tank Sweep on a property that was supposed to have had Natural Gas from the time it was built.

Upon entering the furnace area for our Interior Visual Inspection, the technician noticed the entire front wall had been boarded up, concealing any visual signs of oil or otherwise.

Starting the scan directly outside the furnace room, technician immediately got a loud, consistent sound and marked out a large anomaly that measured nearly 11x6. What made this challenging, is the home had a bit of metal reflection, so technician had to spend ample time to differentiate reflection from potential tank in the ground.

We advised our client to have a GPR (Ground Penetrating Radar) scan to confirm our findings. We had our affiliate GPR company to the property less than 48 hours later. Upon drilling a 3/4 bit, this company confirmed a 1000G metallic tank consistent with Oil right up against the base of the home.

After explaining all of these findings to our clients, they mentioned that they weren’t even going to do a tank sweep since they were told Oil had never been on the property.

Folks, the lesson here is records go back only so far and are only so well kept. You cannot trust baseless information when making a massive investment like purchasing Real Estate. Having an Oil Tank Sweep performed by an experienced technician will give you the peace of mind that is well deserved on your next Real Estate purchase.

🔭 During the interior visual inspection, no fuel lines or evidence of patchwork was discovered. This home had baseboard heating and had been very well maintained despite its age.

🤝🏼 This prospective home buyer received a clean sweep report within 2 hours of completion. He was able to forward to his attorney same day for a quick turn around.
