Being a mom has been one of the greatest blessings of my life. 💙 💙 💙

I prayed for my children, and the Lord heard my prayers and blessed me abundantly. Watching these three boys grow into young men has stretched me, humbled me, refined me, and filled my heart in ways words could never fully express.

Motherhood is not always easy. It requires sacrifice, patience, prayer, endurance, grace, and unconditional love. It is one of the toughest assignments… but also one of the most rewarding.

Today, I want to give a special shoutout to every woman who has served in the role of a mother in some capacity……biological mothers, spiritual mothers, grandmothers, bonus moms, mentors, aunties, caregivers, and the women who have nurtured and covered others with love and wisdom.

Your labor matters.Your prayers matter.Your presence matters.

Happy Mother’s Day to all the incredible women who continue showing up with love, strength, and faith. 🌸

Today is Good Friday.

And this year, I’m reflecting differently.

I’m coming out of a season that held both beauty and suffering… including what felt like the death of a dream.

But Good Friday reminds me
what looks like an ending is not always the end.

Jesus endured suffering that gave us eternal hope.

So today, I sit in reflection.
I remember.
And I trust that even in loss, God is still working.

If you’re walking through something hard, hold on.

Sunday is coming. 🤍

Do you need to PCS? Are you retiring from the military? Are you a VET facing a hardship and need to sale your home? Before you jump straight to renting or considering a short sale… ask if a VA compromise sale is on the table.

Why? Because VA specifically says a short sale can result in a loss or reduction of future home loan benefit. That is a big deal, especially for military and veteran families who may want to use their VA benefit again later.

A VA compromise sale is different. VA says that if a borrower can’t sell the property for enough to cover the current loan balance plus closing costs, VA may pay the difference to allow the sale to happen if the deal meets certain criteria and saves more money than a foreclosure. VA also notes factors like fair market value, reasonable closing costs, seller hardship, and a contract contingent on VA approval.

Translation?
This is not the kind of situation where you just throw the house on the market and hope for the best.

This is where having a knowledgeable agent matters.
An agent who understands there may be another lane to explore before going straight to short sale.
An agent who is willing to help you navigate the conversations with the lender, the servicer, and VA.
That is a huge win and honestly… a huge flex.

🚨 THE VA LOAN DID NOT GET WEAKER.
PEOPLE JUST KEEP EXPLAINING IT WRONG. 🚨

Veterans can now negotiate and pay buyer-broker fees in certain VA transactions, which helps keep them competitive in today’s market.

Also: a VA appraisal is NOT a home inspection.
It checks value + basic property requirements. That’s it.

And if the value comes in low?
That does NOT always kill the deal.

You may be able to:
— challenge the value
— renegotiate the price
— use the VA Escape Clause
— move forward strategically

In Greenville and other high-demand SC counties, appraisal timing may run closer to 10 business days. Plan accordingly.

This is why who you work with matters.

🚨 REAL ESTATE SPOUSE APPRECIATION POST 🚨

Yesterday I hosted an open house… and brought my assistant / bodyguard / emotional support husband with me. 😂

Now before anyone judges this photo…

Let the record show this man had already preached that morning.

So by the time we got to the open house he was:

✔ laptop open
✔ supervising the situation
✔ eyes closed for approximately 7 seconds
✔ still on security duty

Listen… building ministry, business, and life together for 25 years will do that to you. 😅

But I’m grateful for a husband who will preach in the morning and still come sit at my open house in the afternoon just to support what I’m building.

Even if his version of assisting is monitoring the situation with his eyes closed for a minute.

Real estate is a team sport around here.
