Notice:
Due to a particularly challenging summer of last minute changes/cancellations by multiple people, I have to put a new payment and refund policy in place.
Please understand that when I book an appointment for a pre-purchase inspection, it is a full day appointment. When it is cancelled last minute (less than 48 hours from scheduled start), I am usually unable to book a replacement appointment & it costs me a full day’s income. Please feel free to call and discuss possible dates, and communicate any possible issues with scheduling (for example: waiting for financing approval, or seller being slow to respond). I do feel that I am a reasonable person to work with as long as there is communication of any issues. But please don’t book an appointment to hold the date, & then cancel with short notice.
So effective immediately for all future appointments, this is my new policy for pre-purchase inspection appointments.
BOOKING and PAYMENT POLICY: Upon booking, a $200 fee is due within 48 hours (this booking fee will be applied toward full cost). If booking fee is not paid within 48 hours, inspector will remind client once and wait 24 hours, then will reschedule appointment. Remainder of full payment is due 24 hours prior to the day of the appointment unless otherwise agreed upon.
CANCELLATION/REFUND POLICY:
If inspection is cancelled by CLIENT or SELLER/BUYER outside of 72 hours of scheduled inspection, payment will be refunded less a $50 cancellation fee*.
If inspection is cancelled or rescheduled by CLIENT or SELLER/BUYER within 72 hours of scheduled inspection, payment will be refunded less the $200 booking fee AND any travel charges incurred*.
Once the inspection has started, any refunds are up to the discretion of the inspector.
In the event that the inspector needs to cancel the inspection, and having exhausted all options with CLIENT to reschedule within 2 weeks/14 days, a full refund will be provided.
*Cancelled appointments will receive a full refund if inspector is able to book another appointment on that date. Cancellation travel charges include mileage at $0.20/mile if already traveled, and potential hotel bookings if inspection location is greater than 120 driving miles from 23061.
Cancellation must be done via text or phone call at 804-625-4876 (not email). You can expect acknowledgement of a cancellation within 12 hours.
