🏠 191 New homes hit the market
🏠 180 homes got a contract
🏠 162 homes sold at an average of 100.2% of list price
💰 Average sales price was $458,553
⬇️ 2.2% over January
⬆️ 18% over February of 2021
🗓 Surprisingly, the average days on market was up, as even homes that were lingering on the market were sold

I feel like a total data nerd today. I am seeing all these articles and headlines about the national real estate market:
Home Owners Gain $110,000 in equity over the last year
Renters Missed Out on $51,000 This Year

Great headlines, but real estate is local, not national. What happens in California and New York affects us (welcome to GA!), but those numbers are a national average and most likely are completely off for us in Georgia. So I am setting off to find the exact numbers for Fayette County. Home prices have gone up, there are not enough homes on the market. That much is clear, I don’t need to look at the stats for that.

But what are the real numbers? What are the trends? How does the time of year affect those numbers?

That is what I am digging into. Sure, call me a data nerd. But don’t you want a REALTOR who actually does her homework and knows what she’s talking about instead of someone who THINKS they know what they’re talking about?

As we were leaving the closing of this beautiful home yesterday, where I represented the sellers, the buyer turned to me and gave me a big hug. He said “Thanks for making that video. It really sealed the deal for us.”

He referred to the YouTube video I made about the home. I make them for all my listings, regardless of price point. I run targeted promotions, making sure they get seen by the most amount of people. It is all part of my comprehensive marketing plan.

In this day and age, video is not a luxury. It is essential. Be sure you hire a Realtor who has that in their arsenal.
