Buying a home is getting more affordable, and this graph helps explain why.

It shows how much of a household’s income typically goes toward buying a home. As a general rule, spending 30% or less of your income on housing is considered affordable.

For the last couple of years, the math was still well above that threshold. But lately, things have been getting better thanks to a mix of lower mortgage rates, slower home price growth, and rising wages.

While affordability isn't going to snap back overnight, the trend is finally moving in the right direction.

If you want to talk through what this means for your buying power, send me a message and let’s break it down.

If you’re renting, you’ve probably heard that buying just isn’t affordable right now.

But the reality is, affordability is starting to return in many parts of the country.

In a growing number of counties, it’s more affordable to buy than rent a 3-bedroom home (even with factoring in insurance and typical maintenance costs).

And after years of feeling priced out of buying, that’s a really good thing. But some regions are rebounding faster than others.

If you’re renting and stuck in the “someday” loop, let's have a quick conversation about what’s possible where you live.

It doesn’t mean everyone should buy tomorrow. But it’s worth finding out if the math’s changed where you are.

Staged homes get up to 10% more views, and they sell 73% faster than homes that aren’t staged.

That’s not a coincidence. But it is what happens when your house stands out online.

If selling quickly is your goal, staging may be a smart strategy – especially now that there are more homes for sale.

Here’s a stat every potential seller should know: 57% more homes have been pulled off the market compared to this time last year.

But that’s not because something’s wrong with the market. It’s because something was off with seller expectations.

In 2025, too many sellers overpriced their homes or gave up too soon when they didn’t go under contract right away.

But that doesn’t mean homes won’t sell anymore. They just need a different approach. Because the homes that are priced right today are selling, not sitting.

If your house didn’t sell and your listing has expired, you’re not stuck. You just need a better plan. And maybe, a better partner.

Same house. Different strategy. Completely different results.

If you’re ready to understand what held your sale back (and how to get it right this time), let’s take a fresh look together. A few strategic shifts could be all it takes to get your move back on track.

When your house doesn’t sell, it does more than disrupt your plans, it hits close to home.

Your house didn’t sell, and your listing expired. Now what?

You could stick with the same agent and hope for better luck. Or, you could make what data shows is the smarter move.

Over half of homeowners who switched agents after their listing expired sold their home when they put it back on the market. That stat drops to just 36% if you re-list with the same agent.

You deserve better odds than that.

You don’t need to start over or give up – you just need a better plan. And an agent who knows how to execute it.

Same house. Different strategy. Better results.

Let’s talk about what you liked about your first experience and what didn’t go so well. With a few strategic tweaks (and a fresh perspective), we can turn things around and get your move back on track.

DM me and I’ll tell you the 4 things I’ll do differently for your home.

Agents, make sure your clients see this! 👀

2026 is shaping up to be more affordable for many homebuyers.

We expect mortgage rates to be lower on average next year, and monthly payments are projected to drop for the first time since 2020.
