We've spent a few hours here and there recently pulling out all windows, painting the frames inside and out, and caulking, inside and out.
We initially went with butyl tape, decided that was too thin, then we went with a thicker weather strip type of butyl, and decided it was too thick and found it to be a bit porous in areas.
In the end, we stopped the few leaks we have by simply doing it completely over using Loctite roof flashing caulk on the inner frame channels and corners, then used OSI Quad caulk on the outer bottom seal.
For frame paint, we used Rustoleum 2x painters touch, white semi gloss.
During our recent storms, I'm happy to report that we've had no leaks and once good weather arrives, we'll give it a really hardcore work over with the hose just for further piece of mind.
