The Real Outdoor Xperience The Real Outdoor Xperience is an RYA, BCU and BSUPA training centre based on the banks of a 50 acre lake and land site of Special Scientific Interest.

Based in the Cotswold Lakes, The Real Outdoor Xperience creates outdoor experiences that inspire stories of challenge, growth and adventure for individuals, couples, families and groups. One of the oldest, deepest and biggest lakes in the Cotswold Lakes, we have so much to offer the whole family, from Spectators, Fun, Skills, Qualifications, Volunteering and Career opportunities. Licensed by AALA, the Adventurous Activities Licensing Authority, all staff are highly qualified and experienced instructors in RYA Sailing and Windsurfing and/or BCU Canoe and Kayak paddling. In addition, we offer a range of archery, tunnelling, team building, orienteering and bushcraft experiences for individuals, groups, schools, colleges and corporate organisations. The safety of yourself and your group is paramount, but what you will notice most is the fun, friendly, exciting and welcoming atmosphere. You are not just another person or group to us... You are like-minded friends who we want to help enjoy the outdoor experience with us.

October half term….Our final children’s courses of 2026 are already booking up!

Whether your child discovered a love of sailing this summer or is ready to build on the skills they’ve already learned, there’s still time to get out on the water before the season wraps up.

Choose from our Learn to Sail in a Week course, combining Stages 1 and 2 with extra practice time, or progress further with our two-day Stage 2 and three-day Stage 3 courses.

Our Learn to Sail in a Week courses sold out every week over the summer, and availability for October is limited.

Make a day of it at Lake 12, with a stop at The Lodge for a coffee, lunch or a well-earned treat while the adventures continue.

Sailing, climbing, archery, paddleboarding or something you'd never have guessed - our 47-acre lake is full of Xperiences tucked away right under your nose. Look closely, then tell us what you think it is.

Some coffees come with a view. Ours comes with 47 acres of it. No wetsuit required - just a decent coffee, a slice of cake and the water in front of you. The Lodge serves coffee, cakes and light bites through the week, and you don't need to book an activity to enjoy any of it. Come for the lake. Stay for the cake.

Not every visit to the lake needs a wetsuit.

Some days it's a table by the water, something good from The Lodge and nowhere in particular to be. Coffee and cake midweek, weekend brunch, or a long lunch while the sun does its thing over the lake.

You don't need to book an activity to come to ROX - just turn up, take a seat on the deck and let the afternoon take care of itself.

The other half of ROX is open. Come and try it.
