Tenders are invited for a Farm Business Tenancy for all or part of 502.23 acres of ring-fenced grass and arable farmland located between Exeter, Tiverton and Crediton, for an initial term of 10 years. Applicants will need to farm in compliance with the Higher Tier Stewardship agreement, in harmony with regenerative methods to combine food production with nature and biodiversity.

As a fitting finale to a busy 2024, we were delighted to hear from the Planning Inspectorate that our appeal against West Devon Borough Council’s repeated resistance to a modest barn conversion near Lewdown has been allowed. In their decision, the Inspector downplayed the Local Planning Authority's objection to the rural location and highlighted the historic use of the settlement. This successful appeal was decided just before Christmas, a great outcome for our Client.

This result is just one of a number of successes during the last year. Another notable result earlier in the year was a Class Q approval for the conversion of an Atcost barn where the roof and upper walls were clad in corrugated asbestos sheeting. The approved conversion scheme allowed for the retention of the existing cladding.

We achieved a landmark appeal decision last week for a rural worker’s dwelling in west Cornwall. Our clients established St Buryan Farmshop in 2018 which has been a great success and now employs 10 full and part-time members of staff. The logistics of trying to run a growing farmshop business located three miles away from the principal production site just wasn’t feasible and they needed to be living on site to sustain and progress the overall business.

An application for a new rural worker’s dwelling at the farmshop was refused by Cornwall Council in March 2022. We were asked by our clients to appeal the refusal and are delighted that the appeal has been allowed. Our clients are now able to build the home they need to support their business activities.

To the best of our knowledge, this may be the first rural workers dwelling to be allowed for a farmshop in the country, but hopefully not the last!

The Planning Inspector stated in his summing up that “activities relating to the Farm Shop could fall within the scope of the terms “rural worker” or “rural occupation worker” for the purposes of national and development plan policy. This decision clearly shows that local planning authorities should assess diversified farming businesses in the round and not just focus on core agricultural production, as happened in this case.

We would like to wish our clients all the very best with the project. If you get the chance to visit the farm shop, we have carried out extensive tests, and confirm the pasties are a proper job!

We are looking for someone to join our team as our administrator Debbie is moving on to pastures new closer to her home town in early December. Based in our offices on the farm at Ridgecombe, Lifton we offer flexible family friendly hours. The workload will include audio and copy typing, filing, invoicing and telephone reception together with general administration duties. This role will provide a varied and interesting range of day-to-day requests that are unique to a modern Rural Chartered Surveying practice. You may be assisting the Surveyors with anything from valuations, compensation and reinstatement claims to landlord and tenant matters, planning or researching information.
