Australia and New Zealand's cold chain networks were built to be efficient. The question now is whether they're built to be resilient.

Vacancy across parts of the Eastern Seaboard is effectively non-existent. Facilities are being leased before completion. And demand from frozen food, e-commerce, pharma, and export markets continues to rise while infrastructure expansion becomes harder, not easier.

Cold chains are less forgiving than most supply chains. With narrow capacity windows, limited overflow options and strict temperature and shelf-life requirements, even the smallest of disruptions create disproportionate pressure across the whole network.

The strategic conversation is shifting with operators asking not only how can they create more space, but also maintain reliability when conditions change.

"We stick with one carrier to keep things simple" is something we hear a lot.

On the surface, it makes sense. It gives you fewer relationships and less coordination. But over time, it often does the opposite.

Working with one carrier can feel simpler; fewer relationships, less coordination. However, it reduces your flexibility and increases your exposure when something changes. Simplicity can work but only if it doesn't come at the cost of control.
