Everyone says Clark property prices are rising because of the airport.

But honestly, I think that’s only part of the story.

Airports alone don’t create wealth.

If they did, every city with an airport would already be booming.

What really drives property values is what happens around the airport:

Jobs.
Businesses.
Logistics.
Infrastructure.
Industrial growth.

In this episode, I share my thoughts on why Clark International Airport matters, why logistics may be a bigger story than tourism, and why the future of Clark could be much bigger than many people realize today.

Sometimes investors focus too much on the airport itself and not enough on the economic ecosystem forming around it.

Everyone talks about Clark.

But I think some of the more interesting opportunities in Pampanga might actually be the areas people still overlook today.

Porac.
Magalang.
Parts of Mabalacat.
Areas near New Clark City.
Even Floridablanca, Guagua, and Lubao.

Now before anyone gets excited, I’m not saying these areas will automatically boom.

What I am saying is that history shows us that infrastructure, accessibility, and economic activity often change where growth happens.

And by the time everyone agrees an area is valuable, prices are usually no longer cheap.

In this episode, I share my personal and somewhat contrarian take on Pampanga’s future growth corridors and why I think many people are still looking at the province through yesterday’s lens.

Did you know that not all property titles are the same?

When buying real estate in the Philippines, you may encounter two common title documents: TCT and CTC.

TCT, or Transfer Certificate of Title, is used for land. This applies to residential lots, commercial lots, agricultural land, and many house-and-lot properties.

CTC, or Condominium Certificate of Title, is used for condominium units. It proves ownership of a specific condo unit and includes the owner’s share in the common areas of the condominium.

In simple terms: TCT is for land, while CTC is for condo units.

Before buying any property, always make sure the title matches the property being sold and verify it with the Registry of Deeds. Work only with trusted and licensed real estate professionals.
