I know most of our followers arent from this area, and sorry for the long rant, but I would avoid AmeriSpec of Middle TN!
I called on 11/4 to request an inspection of a property we want to purchase. I said I would need to coordinate with my realtor to schedule an acceptable time with the seller. They said they would coordinate with the realtors and we tentatively schedule it for 11/6 at 8am to allow time for changes. Great! This was easy, or so I thought!
On 11/5, I received an email that part of the inspection was rescheduled to 11/5 at 12pm. I asked my realtor if he had heard from anyone. He said no.
I called on 11/5 and spoke with JD. JD was the most unprofessional and rudest individual I have ever talked to!
I told him about the email with the date change and that my realtor was never contacted and started asking questions about splitting up the inspection and the time/date confirmation.
He said my realtor and the seller’s realtor were sent emails and texts. I asked to confirm my realtor’s contact info. It was wrong. When I told him it was wrong, JD argued with me saying thet pulled the contact info from RealTracs. I told him again it was wrong, possibly there was more than one realtor with the same name. He assured me there was only one but said he would update it. I asked if he confirmed the time with the seller. He said they sent emails and texts and it would be fine. I stated that wasn't what I asked for and told him the seller was an elderly disabled couple and they couldn't just show up for the inspection without an agreed upon time. He continued to argue with me saying he could tell the seller's realtor read the email and if the time didn't work she would have called. I again stated that wasn't okay with me, we needed to confirm the time with the seller before showing up. He said we don't do it that way so we can just cancel everything completely and refund your money. I told him I didn't want to cancel. I was paying them for this service and I just wanted to confirm a time with the seller first and again stated the sellers were elderly and disabled. He said I don't mean to be disrespectful (which is always the way someone starts a disrespectful comment), but we do it this way all the time. If the seller's realtor doesn't reach out, we know we can proceed. So then I said, just based on his attitude alone, I did not want to proceed and preferred a refund. He said fine, done, and hung up.
I have already received a cancellation/refund confirmation email. My realtor has also removed them from his list of suggested partners.
I know in this day and age a lot of things are done by email and text, but don’t agree to do something so simple as confirming a time and then not do it. And don’t argue with me that you know better than I do when I’m the one paying you to do the service. A little common courtesy of confirming a date and time in advance is not too much to ask, especially when I specifically requested it, and your company said you would take care of it. Non-response is not the same thing as a confirmation.
