Cleaner is better. Walking into an empty house that has been cleaned gives potential buyers the look and feel of a well-cared-for home. Having the carpets shampooed can add to the look and feeling of freshness and care. Your realtor can guide you in any situations where they feel a thorough cleaning is not worth the time or costs involved, and concerning any repairs or upgrades.

Preparing Your House to Sell - After You have Downsized and Moved
If you are able to wait until after you have moved, and the home you have vacated is now empty, consider the following advantages:
• This is much easier for you because your realtor can now show the home when convenient for the potential buyer, without inconveniencing you
• The home is now empty and potential buyers can see an unobstructed view of the house - they can envision the house arranged and decorated to their style and to suit their needs, making it their home
• Your realtor can share with you any situations where they feel that selling at this time is not in your best interest, or if your home would be better shown lived-in and furnished

Preparing Your House to Sell - Before or During the Downsizing and Moving Process
If you decide you would like to put your home on the market before or during the downsizing process, while you are still in your home, it is important to consider the following:
• You will need to leave your home each time it is being shown
• A contract/buyer is likely to produce a timeline you must now meet to be moved out of the house
• Depending on where you are in the downsizing and moving, your home will be shown furnished, partly furnished, and with items sitting around, all of which can be a distraction from the house itself
• Your realtor can share with you any benefits he or she feels makes selling your home at this time a good option

Preparing Your Current or Vacated House for the Market
When it comes to preparing to sell the house you are currently living in, your realtor is certainly your best source for information. However, while working with clients and networking with realtors through the years, I have learned some good general information to share, things that you might not think of when making those decisions. The next few posts will provide some considerations for the timing of putting up that "For Sale" sign.

Unpacking - Tip 3 - Consolidate
As you continue to unpack, consider keeping your items consolidated by category until you decide how to distribute the items throughout your new home. You will most likely need to consolidate anyway, due to downsizing, so keeping the items consolidated until you get used to your new home arrangement and the flow of your activities, will make it easier to find things. For example, picking one location to store all office supplies makes it easy to remember where to look for any office supply you need. After you have been in your new home for a while, you may decide there is a particular location in the home, away from the consolidated office supplies, where you are more likely to use envelopes and stamps. At that point, you may decide that you would like to move the envelopes and stamps to the new location. One change at a time, after figuring out what works best in your new home, will be easier in helping you remember where things are located.

Unpacking - Tip 2 - Duplicate
As you unpack, you will be making a lot of decisions about where to keep things. Until you get used to your new home, I suggest that you duplicate as much as possible. For example, if you are accustomed to reaching for a particular item in a cupboard to the right of your refrigerator, and your new home has an appropriate cupboard to the right of the refrigerator, placing those same items in that cupboard will allow you to more habitually go to that some location. After you get used to your new surroundings and start to figure out your daily flow, you can make and adjust to the changes a little at a time.

Unpacking - Tip 1 - Prioritize
When those boxes arrive at your new home on move day, make sure to prioritize your unpacking. When you decide you are tired and ready to quit for the day, you want to make sure your important items are accessible. Look for those boxes that have your essential items; medicines, food for the evening and next day, some utensils, and toiletries. Make sure you find and hang your shower curtain and make your bed. So instead of grabbing the box in front of you, or the fun box, look for and unpack those important boxes, the ones you packed last and labeled to be opened first.

Do a Final Walk Through on Moving Day
Make sure to walk through your home with your moving help before they leave for the day. You want to make sure walkways are clear to get to the areas of your home that you need to access; you do not want to have to lift and move several boxes to get to your bed, a chair, the shower, etc. Also take a final look at the furniture placement. It is much easier to have them make those final, small adjustments instead of you moving it later, hurting yourself or damaging your new floor.

Loading the Moving Truck - Last In First Out - Essential Items
Your essential items are those items you use regularly; the items you pack last and the items you will need first after the move. Make sure these boxes are properly labeled as such, and some of the last to be loaded into the moving truck, so they can be some of the first to be unloaded and unpacked.

Loading the Moving Truck - Last In First Out - Cold Food
There are a lot of variables on move day that can affect the transportation of your cold food; however, I have found that in most circumstances cold food can be packed in cardboard boxes, possibly lined with a plastic bag if necessary for condensation. If the cold food is packed last, properly labeled, and loaded onto the truck last, then unloaded first, and unpacked right away, it is just like a large trip to the grocery store. Coolers, disposable or otherwise, are not necessary.
