New images of plans to build 207 apartments and 13 townhouses on derelict industrial land off Ordsall Lane have been submitted to Salford City Council.

The applicants are housebuilders Beaumont Morgan Ltd with Fortis Developments acting as developers.

The application site, 59,000sq ft of former industrial storage space between Dyer Street, Everard Street and Worrall Lane, sits next door to the Lamba Court and Steele House apartment developments on the banks of the Manchester Ship Canal.

At the moment, the parcel of land is an overgrown jungle of vacant land.

The apartments – 86 one-bed, 90 two-bed and 13 three-bed flats, along with 13 townhouse – are now being offered for sale off-plan by buy to let developers Knight Knox, from £104,995 for a studio flat up to £164,995 for three-bed townhouses.

They’re being offered for sale on a 250-year leasehold, with Fortis Developments retaining full ownership.

A flythrough video by Knight Knox states: “Situated on Ordsall Lane, one of Salford’s most emerging residential areas.”

Knight Knox have a hand in most of the major residential schemes being touted to the council in the past 18 months.

They announced earlier this week that the first phase of the £75m Adelphi Wharf, a new build scheme of 206 flats, also with Fortis, over at the River Irwell off Chapel Street, had sold out nearly two years before it’s completed.

It’s boom time for developers in Salford, and housing developers are targeting parcels of unused land on Ordsall Lane as new business starts to move back to the area.

Knight Knox’s Commercial Director Andy Philips put the national rise in private housing prices down to spiking surge interest from private investors.

He said yesterday: “2015 is proving to be a very exciting year for Salford, due to significant investment into the city’s regeneration.”

In June, telecoms giant TalkTalk, and government department the Home Office announced plans to open offices at the Soapworks business park, and work continues apace to build Capital & Centric

Fortis’ own management company, Fortis Lettings and Management, will let and manage the blocks.

A decision is expected from Salford City Council planners in early October.

The planning application, submitted in May, is for land owned by commerical real estate firm Colliers International, which has offices in Manchester city centre.

Landmark vision for Three Snowhill unveiled

Long-awaited office scheme will offer 360,000 sq ft of grade A offices over 16 storeys, along with 40,000 sq ft of leisure and retail space and parking spaces.

The future for Three Snowhill can be revealed with a set of artists' impressions showing proposals for a landmark city building.

New computer-generated images above show plans are for a bright glazed tower which steps up from Two Snowhill next door.

The building will have dual access from Snowhill Queensway and the Metro Boulevard and forms a key part of the Snow Hill Masterplan opening out onto the Jewellery Quarter and St Chad's Cathedral.

The Post understands several global firms have already expressed early interest in taking space on the scheme, ahead of proposals being unveiled at the MIPIM property conference in Cannes last week.

Three Snowhill had been dogged by the recession. Permission was granted for a 43-storey residential tower and 23-storey hotel on the site in July 2007 but construction of this development was suspended in 2010.

Its return marks a major milestone for the central business district and comes after initial plans went in in 2013.

The announcement follows the unveiling of the city's 20-year Snow Hill Masterplan by Birmingham City Council and the Colmore Business District last month.

Covering the Snow Hill and Colmore areas of the city, it provides a framework to create 10,000 new jobs, generate more than two million square feet of new office space, and boost the local economy by over £600 million each year.

Ballymore project director Richard Probert said: "We were encouraged to push ahead with the scheme after securing the letting of the last available space in Two Snowhill to HS2, and seeing the launch of the Snow Hill Masterplan – which demonstrates the ambition and strategic vision needed to enhance and grow Birmingham city centre’s valuable business district."

Construction officially underway on Aberdare's new £22m Coleg y Cymoedd campus

First Minister Carwyn Jones broke the ground on-site in Robertstown on Wednesday morning, 18 months before it is due to open.

The construction of Aberdare’s new £22m Coleg y Cymoedd campus is officially underway as the First Minister of Wales ‘broke the ground’ at the new site.

Carwyn Jones visited the Robertstown site on Wednesday, March 2, where a state-of-the-art new building – jointly funded by Coleg y Cymoedd and the Welsh Government – will replace the college’s existing Cwmdare campus from September 2017.

The 2.7-acre site is a stone’s throw from Aberdare Railway Station, the town centre and the new Aberdare Community School, and is intended to provide learners and staff with significantly improved access to public transport and commuter links.

Construction learners from Coleg y Cymoedd, who will benefit from work experience on-site throughout the development, were also guests at the site.

Mr Jones said: “It gives me great pleasure to cut the first turf of what will, in time, turn into an ultra-modern, highly efficient learning centre right in the heart of Aberdare.

“We are absolutely committed to providing our learners with state of the art facilities in inspiring surroundings that encourage them to fulfil their potential.

“That’s why we are investing £11m in this development as part of our £1.4bn 21st Century Schools and Education programme, which is transforming schools and colleges across the length and breadth of Wales.

“This construction will also provide numerous employment opportunities and will be a much-welcome boost for the local community.

“I very much look forward to returning to Aberdare to see the new campus when it is completed.”

Plans for the site include the refurbishment of an existing disused railway station building, while a 133-space car park served by an existing access will be built.

Judith Evans, principal of Coleg y Cymoedd, accompanied the First Minister on Wednesday morning.

She added: “This is a hugely exciting project and it is fantastic to have Welsh Government support along the way.
Excellence in education

“We are committed to providing learners with the very best facilities and development opportunities, and thrilled the First Minister could join us at today’s event marking the first stages of construction.

“The new campus will exemplify Coleg y Cymoedd’s mission to make excellence in education and skills development a reality for all learners in the communities we serve, in particular changing the face of post-16 education in the south Wales valleys.”

Jason Taylor, operations director at construction contractors Kier Construction, added: “Today is a very special occasion for everyone involved in the delivery of the new campus.

“There has been a great team effort to get to this point and we very much look forward to getting started on site.

“We are delighted to be delivering these state-of-the-art facilities which will be enjoyed by students of the future and the local Aberdare community.”

The new Aberdare campus, which received planning permission in December, will offer 800 students a variety of courses such as business administration, plumbing, construction and children’s care.

Proposals to redevelop the Warwick Quadrant in Redhill were announced on the 6th June by Sainsbury's, Aviva Investment, and Reigate and Banstead Borough Council. If accepted it will be a major development in the Council's "commitment to the revitalisation of the town centre".

The proposals include an extension of the existing Sainsbury's supermaket to 80,000ft of sales space, and the creation of a 98 bed hotel, a 562 slot car park, and a gym. As part of the deal the existing 365 slot basement car park will be placed under the control of the council, with some spaces being allocated for gym, hotel, library and theatre use.

Sainsbury's claim that the development will "create approximately 350 new full and part time jobs" for the supermarket, more than doubling the 150 currently employed, as well as additional opportunities at the new hotel and gym.

Commenting on the news, Sainsbury's Regional Development Executive Max Whitehand said: "It's fantastic news that we have now reached this important milestone. As well as providing a substantially improved Sainsbury's store for our customers, the mixed-use redevelopment will deliver a major investment in Redhill."

Speaking on behalf of Aviva, the Head of UK South East Real Estate Jon Ashcroft added: "We are excited to be working with Sainsbury's and the Council on this project. The development will provide a broad range of benefits for the local community and help to promote Redhill town centre as a focal point for retail and leisure activities in Surrey."

Westfield has gained final planning approval for a £1bn retail and residential expansion of its shopping complex in West London.

Hammersmith and Fulham council agreed the plan with a £20m section 106 agreement for local area and transport improvements.

The £1bn scheme immediately north of the existing Westfield Shopping Centre in Shepherds Bush will be anchored by a four-level John Lewis department store, the first in West London.

This alone is expected to cost around £30m to build.

Enabling works are due to start this year with main construction getting underway in 2015 with an expected opening of Christmas 2017.

“The plans will provide an attractive gateway to Shepherd’s Bush town centre and the wider White City Opportunity Area, creating new jobs, housing including much needed affordable housing, and the £20m worth of community benefits agreed via the section 106.

“This is a great example of public-private partnerships working effectively to deliver beneficial regeneration.”

Architect Allies and Morrison has designed the scheme.
